Located in the south-west of Kassel, the area shows Magazinhof Kasselhow historic buildings can be integrated into modern usage concepts. Sensitive handling of the listed structures and sustainable urban planning have resulted in a lively quarter that combines history with the future. Today, the Magazinhof Kassel is a Showcase project for the successful conversion of inner-city brownfield sites.
History of the Magazinhof Kassel: from a Wehrmacht camp to a listed building

The Magazinhof Kassel was built in the years 1939/1940 built as a substitute food store. At the time, the large silos were used to store grain and other foodstuffs for the Wehrmacht. Due to its strategic importance, the complex was targeted by the Allies during the Second World War and was heavily destroyed.
After reconstruction at the end of the 1940s, the Magazinhof was used for civilian purposes. The area is particularly well known for the Bundeswehr clothing storewhich to 1994 supplied the recruits of the Kassel barracks with equipment. However, after decades of vacancy, fires and increasing decay, the building complex was 2012 under monument protection placed. 2015 took over the Beethoven group from Würzburg acquired the site with the aim of preserving the historical structures and putting them to a new use. This marked the beginning of the comprehensive revitalization of the Magazinhof Kassel.
Revitalization: concept for a modern urban quarter
With Revitalization of the Magazinhof Kassel pursued two main objectives: the Conversion of the listed warehouse buildings and the Creation of new living and working spaces. One particular challenge was to preserve the historical character of the facility while at the same time meeting modern requirements in terms of functionality and energy efficiency.
A central component of the new development was the urban design of the ProjectCitywhich implemented sustainable planning in close coordination with the city of Kassel and the Beethoven Group. In addition to the revitalization of the existing buildings New office, service and archive space, supplemented by Modern residential quarters in the southern area of the site.

Challenges and solutions during implementation
The development of the Magazinhof Kassel required a well thought-out approach in order to take various aspects of urban planning into account:
The historic warehouse buildings had to be carefully renovated in order to preserve their character and at the same time meet today's requirements.
Due to the proximity to the railroad line, a parking deck was integrated as a noise protection measure on the eastern boundary of the property.
The old trees, existing railway tracks and paved areas were integrated into the concept in order to preserve the character of the neighborhood.
The buildings were redesigned so that they are suitable for different forms of use in the long term.
Results of the revitalization: an urban quarter with history
The redesign of the Kassel magazine center created a versatile Quarter for living and working. In figures this means:
- 100 new residential units in a good city location
- Flexible-use office and service space
- Preservation of the listed warehouse buildings
- Integration of modern urban planning elements such as a central neighborhood square
The last new buildings and the renovation of the former army bakery were started in 2022, and Since 2025, the Branicks Onside GmbH the area.
